How Covid-19 tier restrictions affect your house move

The housing market in England has been open and operating irrespective of the Covid tier you reside in or plan to move to. Meaning you are totally free to move home if you want to, as long as you are not quarantining or self-isolating.

However, a few process changes are in place which are worth noting when you start your new park home search and consider selling your home to fund the purchase.

Moving to a new park home during Tier restrictions

Even if your local area is identified as Tier 3, you can still continue with planned moves and view new properties to move into in future. Estate agents, removal companies, valuers, and people in the sales office and show homes are continuing to work.

The process of searching for and moving into a new home is different because property agents, conveyancers and other professionals have modified how they work to reduce the risk from Covid-19. These changes are mainly for more online work, such as offering virtual viewings; vacating your current property during viewings; and ensuring your property is thoroughly cleaned before someone else moves in.

What to expect when viewing a property

All tiers can move home, however the process of searching for and moving into a new park home is different.

  • Initial viewings are usually done virtually if offered. This will reduce the number of viewings done and will also minimise the spread of germs.
  • Arrange a timed private viewing appointment if you would like an in-person viewing.

  • When viewing a property please wear a suitable face covering unless exempt from this requirement.

  • When viewing a property in person, you should avoid touching surfaces wherever possible, wash your hands regularly and/or use hand sanitiser.
  • You can expect all internal doors to be open and all surfaces and door handles will be cleaned after each viewing.

  • You are free to make or accept an offer or reserve a property as normal
  • It is possible than in some areas conveyancing process will be slower than usual, as some solicitors and agents may be operating at limited capacity or may be back logged from earlier in the year. How are Home Removals affected by Tier restrictions?

  • With modern park homes being fully-furnished there should be very little removal necessary. However, removal firms can carry out work if all the usual procedures that ensure everyone’s safety are still in place.
  • You must try to do most of your packing yourself, if possible. And if you can, give your belongings a quick spray or wipe down with disinfectant before they are handled by someone else.
  • When the removal team are around, do your best to maintain your distance and wash your hands regularly.
